The Cypress Point Housing Project’s Coastal Development Permit (CDP) will come to a San Mateo County Planning Commission hearing on March 13th, 2024 at a special Coastside location yet to be determined. The staff report will be available online by March 7th, 2024.Â
Due to the need for the Board of Supervisors to adopt a Zoning Amendment related to Phase 1, the Planning Commission will only be making a recommendation to the Supervisors, who will hear the item at a later date.

California State law AB 1449, which went into effect Jan 1, 2024. This makes housing projects that are 100% affordable, exempt from CEQA, therefore there will be no final EIR with responses to every letter, comment by comment.Â
However, Planning Director, Steve Monowitz, is working on a memo with a global response to comments (topic-by-topic format), particularly where related to other County projects (transportation). The memo will be released ASAP — before the staff report.
The process for planning permits which include CEQA review with proposed mitigation measures for identified environmental impacts, is that the mitigation measures are added to the CDP as Conditions of Approval (CoA).Â

what a complete joke. You are talking about adding more traffic to a highway system that cant handle its current traffic. Then your going to have hundreds of cars coming and going daily in a area that cant handle the traffic. You have a fire station right across from the project that consists of one fire truck. Give me a break we are pushing through a project for the good of who? This is just another feel good project and who is going to make sure that each unit only has a certain amount of tenants and only a certain amount of autos the answere NO ONE. Great job ruining what use to be a very nice part of the coast
